Ocean Club 40

This was our 5th time at Ocean Club 40. Totally love this place. Nothing beats the rooftop patio. The whole complex is small and guests are friendly. It is such a nice environment. The condo has always been clean, uncluttered, perfect for our family. We started adding Ocean Club 38 as our crew grew, and have tried to treat them as our homes away from home, because that’s what these places deserve. Very happy with these and with Seashore vacations overall, thank you for continued focus on guest experience.

We spent wonderful days on HHI (Ocean Club 40), the proximity to the beach and the large roof terrasse were fantastic. But unfortunately we had the impression that the housekeeping team isn't particularly thorough with cleaning. The kitchen cabinets - both the inside and the handles - seemed grimy. For a 14-day stay, we would have appreciated having fresh bed linens after the first week. Perhaps a note for the owner too - a better bottle opener, sharper knives, and cuttery that isn't the absolute cheapest quality (with sharp edges on the handles) would be desirable - though these are just minor details.

We enjoyed our stay in OCV 40. The unit was clean, the kitchen was stocked well & the family room had very comfortable furniture. The bathrooms were all updated. We enjoyed the rooftop porch and it was well furnished. The unit is very close to Sea Pines Resort, Coligny & many restaurants. The only two reasons we didn’t give this 5 stars was because all the mattresses needed replacing and the dresser in the twin bedroom needs to be replaced. Overall, it’s a wonderful unit for our family.

This condo is ocean front and has great views. It is definitely dated and could use some renovations like new furniture, work on the ceilings and appliance upgrades (the kitchen as a whole needs to be really cleaned and organized). We have stayed at many other condos in this development that were much nicer and better priced.

We had a wonderful time with our family. This condo is the perfect location, size & had all the amenities that we needed. It was very close to most anything on the island and views of the sunsets were amazing from the rooftop. We’ve been coming to OCV for over 30 years and plan to return for many years to come!

Our group has been coming to Hilton Head for the last 15 years. While there are nicer appointed condos in the same complex (which we have rented and enjoyed), the rooftop deck/view was worth any inconveniences. There is a musty/mothball smell in the first floor, the twin beds are definitely child sized and the water stains on that ceiling in that room may be contributing to the smell. The kitchen doesn’t have a chefs knife or a good cutting board. But overall, there isn’t anything that would keep us from renting again.

We had such a great stay! Great location in proximity to Coligny and all other HHI spots. Amazing beach access and perfect views from the balcony! The property had a pool that was a nice option as we unfortunately had windy days at the beach. overall, it was a well kept, clean property and we will definitely be returning!

Great place for close Access to beach. Plenty of room we had three couples staying here. Beds were comfortable. The upstairs deck patio was the best feature. Condo a bit outdated needs some updating with kitchen appliances. Master bath could use a new shower enclosure. But, all in all I would stay here again.

The condo was in a great location with a upper sundeck with a fantastic view. When we arrived we immediately noticed a mildew smell. By the Thursday of our stay the A/C quit. I noticed drain pan full of water, so I bailed the water out and the A/C started back up. Did this about every 8 hours till departure. When we got home noticed all clothes smelled strongly of mildew. Reported a/c issue on check-out.

This was a great location and close to shopping, restaurants, and the Tiki Hut!! Pool was very heavy chlorinated but overall, everything was fantastic!!

Hey Ruth! We are happy you enjoyed your vacation. The pool at Ocean Club is usually heavily chlorinated due to the amount of people that get in and out of it each week. The regime wants to make sure it stays clean and nice for all of the guests!

Liked the layout of the condo and in particular the master suite and upper deck. However, the condo need some serious upgrades. Couches were really old and worn. The Master had no chair but lots of stereo equipment that didn't work.
Needs upgrades. Kitchen had 2 slice toaster only.

We enjoyed being close to the beach and having a backyard enabled our kids with us to play. We have been coming here to the condo is 38 and 40 for several years and enjoy coming the last full week of June.

Seashore was very welcoming. The place is in a great location with bike rentals right across the street and good restaurants within less than a 5 min drive. However, I did find the place not as clean as expected. There were a couple of rooms where the cleaners didn't do a good job.

The kitchen is small and awkward if you have more than one person in there. Having washer/dryer is great, but they are very noisy unlike the dishwasher which was super quiet. The upstairs master bedroom is much warmer than the rest of the condo. The master bath is super small and difficult to get into because the door open inward.

Overall we had a nice stay, but I will most likely pick a different condo if we visit again that has been updated.

You can't beat the views though and the top deck. I would recommend calling ahead to rent chairs during high season. We almost missed out because they only have so many available.

This was our family's 11th consecutive year vacationing in HHI at Ocean Club 40. The condo, location, layout and amenities are excellent and conveniently located to the beach and all of our favorite restaurants and activities.

The location was great, loved the view. It was so great to set out on the patio and have a cup of coffee as the sun was rising. A short walk to the beach was perfect when you wanted to go hang out on the beach. We had a few things that kept our stay from being perfect. My advise to guests bring extra wash clothes...we stayed for a week and had one wash cloth per person. We also had issues with the Tv's. Not that we were on vacation to watch tv, but my mom ended up sick and stayed at the house in bed 2 days. The tv upstairs where she stayed only got one pay per view channel and the tv downstairs quit getting channels after 4 days of working just fine. The worst part of our stay was the construction work in the unit was so loud we couldn't stay at the house. I was on the phone trying to make reservations and had to go outside to hear anything. I felt sorry for my mom, because of all the noise she really couldn't rest. The only other thing that was a little frustrating was the lights at the entery were never on at night. It made it really hard to find the turn in off the street at night. We missed it several times the first couple of days. The folks at Seashore vacations were great to work with..hassle free check in and out. They were helful when I called needing help figuring out stuff for our trip. Minus the construction noise, overall we enjoyed our stay and was even able to extend it one more day. Thanks to the owners for sharing your special getaway spot.

Unit was well equipped. Location and Ocean Club were relaxing as it was not very hectic during one of the busiest July weeks. Beds were comfortable. Furnishings were very dated but adequate. Strong musty smell that we eventually were able to minimize with opening windows at night for a bit. AC was great downstairs but upstairs bedroom struggled some. Price fair for overall experience. We'd come back.

Our family began staying at Ocean Club in 2008 and this was our tenth straight year. We've considered trying somewhere else in HHI or another vacation location but all our adult children and grandchildren enjoy HHI and Ocean Club so much, we keep going back.

View was great! unit was a bit pricey. upstairs bedroom was very hot. AC not strong enough to cool. I choose this unit basically for the view.

Overall a good experience. Although cleaners in 38 left table pretty dirty and I had to call to get shower knobs working properly. In the 38 unit , several chairs had loose legs. Seems like there should be more overall inspections every month or so to look for any issues

We love Buddy and his crew at Seashore vacations. Been using them for many years and will continue to use them when vacationing at HH.However we will not be renting unit 40 at Ocean Club until there are some improvements. Carpet and furniture need updating. Especially the mattresses(not one good night's sleep). Carpets needed cleaning. Wi fi was terrible. Other nearby wifi had stronger signals. I feel like I paid too much money for the conditions.

We have been renting this unit for several years. We have also rented another unit at Ocean Club. We have always had great time. Units have always been clean. We love unit 40 with the rooftop deck. We go there and sit in the late afternoon and it is very relaxing. We have rented through Seashore Vacations for 20 something years and have always been satisfied.

We had a great Labor Day vacation on the beach!
The walk to beach is only 3 minutes! We had 7 of us,
so we could take turns at the beach under the umbrella,
& go back to air-conditioned condo for a lunch break!
Very nice place with decks & stairs to lawn for easy beach
access! The view of ocean from both floors is beautiful!
Convenient to shopping, and about 15 minutes from Harbortown!
Great memories, nice condo, & gorgeous ocean view!

This villa had everything we needed for a fantastic vacation. The view was beautiful and the inside of the villa was equally nice. Loved having a grill which saved us two nights of going out. And tons of sand toys and beach stuff. If I had to think of anything to make it better I would say the beds were not very comfortable. And the vacuum cleaner didn't do so well in cleaning up the sand that we wound up bringing back inside bc we didn't want to crowd the outside space with toys. Minor stuff. I was also surprised there were no gates anywhere (The last places I stayed in had for parking and beach) but it didn't feel any less safe.

Overall this was a perfect place for us. Plenty of space for 6 people, beautiful view of the ocean and great proximity to the "town" - Caligny Circle.

My one complaint was that the condo smelled very musty and stayed that way for virtually the entire four days that we were there. When I called the front desk to tell them, the response was "ok." That was it. Not an "I'm sorry" or "We'll have someone come and check and try to mitigate it." Just "ok." Kind of lame.

But the place itself was lovely.

The town home was very nicely decorated, clean and comfortable. The layout was great as each individual bedroom was separate and allowed for privacy. The upstairs bedroom possibly needs some additional air conditioning as this area was quite hot most of the time. We did find that it cooled better if the door to this bedroom remained closed at all times. We enjoyed our stay very much and loved the view from the upstairs balcony.

Many years at OC. This was among the best. Nice to see the upgrades in the unit and complex.
One suggestion: If owners of unit would move the dresser off the AC vent, the BR would be much cooler. (Also, while I'm being picky, the ceiling fan is really loud). BUT overall, the place was wonderful.

We loved our weekend in the condo! It was wonderful for a relaxing weekend at the beach. Great view of the ocean from both floors and the upper patio was superb for late afternoon gatherings or early morning coffee. Very clean condo with a well supplied kitchen if you like to eat in! Plenty of space.

Everything was great except the tempature upstairs. Even with two fans running and blinds closed at all times, the tempature hovered around 80. The condo really needs two heat pumps to maintain a comfortable tempature on both levels.

This is our sixth straight year in this condo. Excellent location on the beach on South Forest Drive. Close to Caligny Plaza, Vandermeer Tennis Center and many area attractions. Great for families.

Our family has utilized this property management company for many years and we have stayed at this property for several years and have never been disappointed. The property manager has always been very courteous and responsive to our needs. We have only two suggestions (not complaints) for future consideration: install bike racks in the parking area to prevent damage to the landscaping around the entrance areas and replace the twin mattresses in the third bedroom. We brought two air mattresses this time to place on the beds since they are so uncomfortable. Otherwise, we love the location, floorplan and condition of this property.
